The fastest-growing housing development locations in the UK

The last two years may have felt like an economic nightmare at times. But as we enter 2022 and look back at property activity during that period, it’s far from doom and gloom.

2021 witnessed the highest number of new build properties commissioned across the UK than seen in the previous 20 years.

Cities with the most new homes and housing developments

HeatingForce used Zoopla to analyse a selection of UK cities to find which had the highest number of new homes and housing developments currently for sale.

Their data showed that Birmingham easily came top with 813; the city was 26 percent higher than its closest competitor. Manchester was second with 647, and third place was Liverpool, with a property market that saw a 32 percent year-on-year increase in buyer interest in 2020 – the city had a total of 544 new properties and developments currently for sale.

Salford was fourth with 517 new builds for sale on Zoopla, followed by Nottingham (265), Edinburgh (191), Leeds (174), Bristol (164) and Glasgow (160).

Local authority figures for new builds

Meanwhile, research carried out by MyJobQuote analysed how many houses were built in 2017 or later by using figures supplied by local authorities.

The local authority that reported the most significant expansion in the last three years was South Derbyshire. In this region, 7.3 percent of homes are new. This compares to a national average of 2.6 percent.

A total of 3,384 new dwellings were built in South Derbyshire in three years, bringing its housing stock to a total of 46,648.

As shown by HeatingForce’s data, another area that saw a dramatic increase was Salford, with 8,533 new build houses constructed between 2017 to 2020. This equates to 6.9 percent of the total housing stock in this region.

The north west is still a fast-growing hotspot

When it comes to fast-growing housing developments, the north west is a property hotspot with high levels of activity across a number of towns and cities.

Major regeneration is taking place in Stockport. This includes plans to create a Town Centre West area with 3,500 homes. On top of this, thousands of other new builds are planned in areas of regeneration around the town, including the redevelopment of part of Stockport’s college campus, conversion of Weir Mill, and construction of a new community on the old St Thomas’ Hospital site.

Stockport is just eight miles from Manchester city centre and direct trains into the city take just 10 minutes. There are also plans for a large new bus station with a covered passenger concourse and better interchange links.

Other notable north west hotspots are Wigan and Manchester Central and the Greater Manchester towns of Oldham, Rochdale, Stretford, Leigh and Heywood.

According to Zoopla’s House Price Index, Manchester enjoyed the second highest level of annual house price growth of the UK’s 20 largest cities. It saw a 7.2 percent rise while the towns of Rochdale and Bolton reported 9.9% and 8.7% house price increases respectively in the past year.
